View of the Condominium Design Concept: Looking North West
Rendering of the Condominium looking North East at Riverview Gardens
About Bloor West Village
The Bloor West Village is now over a century old. Much consideration is put into each project that is proposed in this neighbourhood because of it's historical value to the City of Toronto.
The walk along Bloor street is vibrant with dozens of retail shops & services, restaurants, cafés and bakeries.
Restaurants and bakeries include Bake Sale, Bread and Roses, Rawlicious, The Good Fork, The Kennedy Public House, Zaza Espresso Bar and the Yellow Griffin Pub among many others.
Many of the bakeries and restaurants still cater to eastern European tastes like Astra Famous Deli and Amber European Restaurant.
About 2452 Bloor Condos
About the Condominium Development
The newest Development by Plaza Corp is to built 2452 Bloor West Condos, a mixed-use development just west of Jane and Bloor Street West on the North side of Bloor in Toronto, Canada. The property spans the addresses from 2442-2454 Bloor Street west and is also known as 1-9 Riverview Gardens.
In the Plan, the site will consist of a 14 storey mixed-use building with a total of 244 condominium suites. There will be ground floor retail space along Bloor Street. The project has a lot of positive feedback as it maintains the current retail spaces along Bloor while adding to the community an excellent residence to this already desired location. Part of the reason this site is expected to do well is because of the extensive park lands to the west along the Humber River, and its close proximity to the Jane Subway Station on the Bloor-West subway line.

The 244 residential units will be distributed approximately as follows:
- 1 Bedroom - 90 Suites
- 2 Bedroom - 129 Suites
- 3 bedroom - 25 Suites
The site has plans for amenities on the 2nd floor terrace with green spaces. The building will also feature a green roof however it has not been designated as an amenity space in the plans to date.
The indoor condo amenities will also be primarily on the 2nd floor, while the ground floor will consist of mostly retail space, maintaining and improving upon the current use of the location.
The site features close to 79 metres of retail frontage along Bloor Street and has 41 metres along Riverview Gardens. The portion along Riverview Gardens will face the already complete Old Mill Bloor West Condominiums. The area to the north and south are primarily tree-lined residential streets, with the South Kingsway Community directly opposite from Riverview Gardens.
The sidewalk will be set-back almost 5 metres, with a larger area for resident traffic near the main entrance, allowing a comfortable and barrier-free space for the community.
The Condominium will feature 4 levels of parking parking with space for 331 vehicles. 19 will be designated for visitor's parking, 60 for retail use, and 252 spaces for residents of the condominium.
